Prepaid interest uses a 365-day per-diem — loan amount × rate ÷ 365 × days from closing to month end — which is how most US lenders calculate it. About the Closing Cost Calculator
The ByteTools Closing Cost Calculator builds a line-by-line estimate of what you actually need to bring to a home closing. Origination is calculated as a percentage of the loan, prepaid interest uses a proper 365-day per-diem from the loan amount and rate, and escrow is set up as however many months of property tax and insurance your lender collects.
Every other fee is your own line item. Appraisal, title, settlement, recording and survey are there as editable starting rows you can rename, re-price or delete — no jurisdiction's fee schedule is assumed, because transfer taxes, stamp duty and attorney charges vary enormously between states and countries.

Frequently asked questions
How much are closing costs on a house?
They commonly land somewhere around 2% to 5% of the purchase price for a buyer, but the spread is wide because taxes and title practices differ enormously by location. This calculator shows your total as a percentage of price so you can sanity-check it against local norms.
How is prepaid interest calculated at closing?
Lenders charge a daily interest amount from your closing date to the end of that month. The per-diem is the loan amount times the annual rate divided by 365, multiplied by the number of days. Close near the end of the month and this line is small.
What is the difference between closing costs and cash to close?
Closing costs are the fees themselves. Cash to close is what you actually wire: closing costs plus your down payment, minus any seller credits and the earnest money you have already deposited. This tool shows both.
Can the seller pay my closing costs?
Often yes, within limits set by your loan program. A seller credit reduces what you bring to the table, so enter it in the seller credits field and the cash to close updates. Note that credits generally cannot exceed your actual closing costs.
Why are no specific fees preloaded for my state?
Because they would be wrong for most users. Transfer taxes, recording fees, title insurance rates and attorney requirements vary by state and country and change over time. Every line here is an input so you can enter the real figures from your Loan Estimate instead of a guess.
