Frequently asked questions
How is EMI calculated?
EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the principal, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of months. For ₹10,00,000 at 9% over 20 years the EMI works out to about ₹8,997.
What is an amortization schedule?
It is a month-by-month table splitting each EMI into interest and principal and showing the remaining loan balance. Interest is charged on the outstanding balance, so the interest share shrinks and the principal share grows over the loan's life.
Does a longer tenure reduce my EMI?
Yes — spreading the loan over more months lowers each instalment, but you pay interest for longer so the total interest rises substantially. A shorter tenure means a higher EMI but a cheaper loan overall.
Is EMI calculated on reducing balance or flat rate?
This tool uses the reducing-balance method, which is what banks use for home, car and most personal loans — interest accrues only on the outstanding principal. Flat-rate loans charge interest on the full original amount and are effectively much more expensive.
How can I reduce the total interest on my loan?
Choose the shortest tenure you can afford, make prepayments when possible, and compare rates before borrowing. Even a 0.5% lower rate on a 20-year home loan can save several lakh rupees in interest.
Does this EMI calculator include processing fees or insurance?
No — it computes pure principal-plus-interest repayments. Lenders may add one-time processing fees, GST on charges, or insurance premiums, so check your sanction letter for the total cost of the loan.
